How a FSBO Sale Actually Works Here
I've closed hundreds of for-sale-by-owner transactions across Chicagoland, and the process is the same six moves every time. One: don't sign anything with an iBuyer or we-buy-houses outfit before you know your number β run it through our seller net-proceeds calculator first. Two: prep and price from comparable sales, not from Zillow's guess. Three: when a buyer appears, the contract, negotiations, and attorney review run through your lawyer β that's the part of a broker's job that was never theirs to begin with. Four: deliver the Illinois disclosures (the Residential Real Property Disclosure Report, lead paint for pre-1978 homes, and radon) β selling FSBO does not exempt you, and neither does selling as-is. Five: clear your town's local requirements β stamps, inspections, certificates β which is what the lookup and the 194-municipality tax table below are for. Six: close. We coordinate title, payoffs, prorations, and the closing table; for standard residential sales the title company pays our fee, so seller-side representation is free.
