Sell Without a Realtor in Illinois: The Town-by-Town Guide

You don't need a broker to sell your home in Illinois. You need the right price, the required disclosures, your town's paperwork, and an attorney from contract to closing β€” and seller-side representation costs you nothing.

How a FSBO Sale Actually Works Here

I've closed hundreds of for-sale-by-owner transactions across Chicagoland, and the process is the same six moves every time. One: don't sign anything with an iBuyer or we-buy-houses outfit before you know your number β€” run it through our seller net-proceeds calculator first. Two: prep and price from comparable sales, not from Zillow's guess. Three: when a buyer appears, the contract, negotiations, and attorney review run through your lawyer β€” that's the part of a broker's job that was never theirs to begin with. Four: deliver the Illinois disclosures (the Residential Real Property Disclosure Report, lead paint for pre-1978 homes, and radon) β€” selling FSBO does not exempt you, and neither does selling as-is. Five: clear your town's local requirements β€” stamps, inspections, certificates β€” which is what the lookup and the 194-municipality tax table below are for. Six: close. We coordinate title, payoffs, prorations, and the closing table; for standard residential sales the title company pays our fee, so seller-side representation is free.

Steps one through four are the same in every zip code. Step five is where FSBO sellers get blindsided, because every village invented its own paperwork β€” 71 municipalities charge their own transfer stamp on top of the state and county tax. That's what the rest of this page solves.

Look Up Any Illinois Municipality

Pick from all 194 municipalities ATG tracks β€” see the transfer tax, who pays, where to buy stamps, inspection rules, and special requirements, then estimate your total. Rates pulled from the ATG ordinance table, retrieved 2026-06-11 and ATG-confirmed current.

Your Town's Requirements

Pick your town. Each card shows the current transfer tax (from the ATG ordinance table, with its own update date), the point-of-sale inspection, and the closing paperwork as we documented it (procedure vintage labeled β€” we verify current requirements with your village when retained). Rate data: ATG transfer tax ordinance table, retrieved 2026-06-11; each row carries ATG's own last-verified date in the calculator. Procedural notes: our town guides, vintage as labeled. Always confirm with the municipality before closing β€” or retain us and we do it for you.

Don't see your town? If it's not in the table, ATG doesn't track an ordinance for it β€” which usually means no municipal stamp, but "usually" isn't a closing. Send me the address and I'll tell you what your closing needs.

Frequently Asked Questions

Do I need a realtor to sell my house in Illinois?

No. Illinois has no requirement to use a real estate broker. What you do need is a properly drafted contract, the statutory disclosures, and an attorney for the closing β€” which is how every FSBO sale I handle gets done.

What does a FSBO attorney cost in Illinois?

At our firm, seller-side representation is free for standard residential transactions because the title company pays our fee at closing. You pay for the title work you would need anyway, not for the lawyer.

How much is the Illinois transfer tax?

The State of Illinois charges $0.50 per $500 of sale price and every county adds $0.25 per $500 β€” together $1.50 per $1,000, customarily paid by the seller. On top of that, 71 of the 194 municipalities in our table charge their own transfer stamp, with rates from under a dollar to over $10 per $1,000. Use the calculator on this page for your town's total.

Are the town requirements on this page current?

Transfer tax rates and liability come from the ATG ordinance table and carry per-municipality update dates; the procedural notes on the 52 town cards are labeled with the year we documented them. Villages change fees without much notice β€” when you retain us, we verify current requirements with your village before closing.

Ready to sell without paying 5% for the privilege? Call (630) 839-9195 or book a free 30-minute phone consultation. Seller-side closings are free for standard residential transactions β€” you'll know your town's requirements and your net number before you list.

Transfer Tax Estimate

Estimate only β€” exemptions, rounding quirks, and rate changes are real. State and county stamps are customarily seller-paid. We verify the exact figures on every closing we handle.
